Nicholas Residences is Urban Capital’s 35-storey glass tower on a quiet cobblestone stretch of St. Nicholas Street, steps from Bloor’s luxury shopping and the University of Toronto. The 307-unit building pairs Cecconi Simone-designed interiors with 9-foot ceilings and private balconies on every suite, plus a gym, screening room, party room with billiards, and a fourth-floor lounge. The building had a troubled stretch under its former management — residents report chronic leaks, HVAC problems, and elevator outages — but owners replaced the management company around 2023-2024 and some recent reviews describe a sharp turnaround: responsive staff, quick repairs, and a clean, secure building. The Bay Street Corridor location puts two subway lines, Yorkville dining, and the hospital district within easy reach. Given the building’s history, buyers should review its maintenance records and reserve fund closely.
