Location & Connectivity
The strongest feature of 88 and 100 Harbour Street is location. Direct connection to the PATH is a major advantage, allowing residents to walk indoors to the Financial District, Union Station, and nearby office towers. The RBC WaterPark Place food court is an easy walk and makes grabbing a quick meal extremely convenient. For downtown professionals, the connectivity is excellent.
Building Scale & Atmosphere
This is a very large, high density development with approximately 67 floors and over 1,300 units. Elevators are good they have 6 per tower, and as a good rule of thumb should have one elevator for every 10 floors. When it was sold, many investors bought the condo and as such the building has a noticeably higher renter population and a more transient feel. Turnover is frequent, and the sense of exclusivity or community is limited compared to lower density luxury buildings.
However, the 1+1 are very good layouts for first time buyers since the den can fit a bed.
Amenities
Amenities are a weak point for the building. The gym is a Pure Fitness location that is shared with the public, which means it is consistently overcrowded and does not feel like a private condo amenity. There is also a limit one membership per bed.
The pool is extremely small and is one of the smallest condo pools you will find downtown. There is a resident lounge, but it becomes very busy and noisy given the building’s population density. There is also no visitor parking, which can be inconvenient for residents who frequently host guests. The drop off area is often congested and backed up.
Overall Verdict
88 and 100 Harbour Street offer strong downtown convenience and PATH connectivity, but they fall short on luxury amenities, privacy, and exclusivity. This is a Tier 3 luxury building that suits buyers or renters who prioritize location and views over service, amenities, and boutique living.
