📍 Location: Major Drawback

While Social Condos sits in downtown Toronto near Church and Dundas, the immediate area is one of its biggest weaknesses. The neighbourhood around Dundas and Jarvis has long faced issues with safety, loitering, and cleanliness. Notably, Seaton House — one of the city’s largest homeless shelters — is just a short walk away, contributing to ongoing social challenges in the area.


🏙️ Building and Amenities: New but Generic

The building itself is brand new and modern, with some units offering nice city views. However, there's little else that sets it apart. The elevators are frequently overcrowded, likely due to the high number of tenants and frequent move-ins and move-outs. It gives the building a very transient, hotel-like feel rather than a true sense of community.


🧳 Tenant Demographic: Mostly Short-Term Renters

Many of the residents are new to Toronto and may not be fully aware of the area's issues. The building appears to attract a lot of first-time renters or international tenants due to its relatively lower rent compared to nearby condos — though the lack of rent control (as it was first occupied after 2018) poses future risk for tenants.


💰 Investment vs. Lifestyle

Most of the units seem to have been purchased by investors, not end-users. The vibe of the building reflects that — a revolving door of renters rather than a stable community. While it might make sense for short-term investors, it’s far less ideal for those seeking a safe, long-term home in downtown Toronto.

Social Condos may look sleek from the outside, but a closer look reveals serious concerns. If you’re new to the city or prioritizing cost over comfort, it might seem appealing. But for those seeking long-term value, safety, and stability — this is not the right place. The location alone knocks this development down several notches.

Second what the original poster said, there is a lot left to be desired. Area is very bad. Surprised it is a Pemberton project though because they tend to have a good reputation.
