This is my review after living for a few months as a renter.
Location 7/10
Aqualuna benefits from a prime location situated right by the water and offering scenic waterfront views It’s located east of Yonge Street in an up and coming neighborhood that’s gradually gaining traction The nearby St Lawrence North market is a nice perk though it’s only open on Saturdays, its proximity to the Distillery District adds to its appeal and it sits in a developing area with potential for future growth especially if East Harbour moves forward. However the current lack of public transit infrastructure particularly the still under construction Ontario Line is a downside There’s also limited shaded walking space toward St Lawrence which makes the walk less pleasant during hotter days
Amenities 5/10
The amenities at Aqualuna are somewhat underwhelming The gym is tucked away in the basement which feels so-so and it doesn’t offer any views of the water a missed opportunity given the building’s location. The outdoor pool is a nice feature but only usable for about half the year due to Torontos climate. Like many Tridel buildings the lobby looks impressive but the real issue lies in how the amenities are positioned or rather not utilized. For example instead of giving all residents shared access to great views the direct south facing units were prioritized for buyers willing to pay a premium leaving most residents without that benefit, as the gym is in the basement.
Units 6/10
Some of the units are quite nice particularly those with unobstructed southern exposure. However these are few and far between also over priced. Most units face east or west offering only partial water views which I believe is due to the buildings layout (not that tall). Additionally the unit placement results in long inefficient walks from the elevators to certain apartments. This design flaw leads to wasted time and effort especially after a long day, as someone currently living here I’ve found myself frustrated enough to plan on moving out once my lease ends. Finishes are nice with Miele appliances and built in closet.
Overall 6/10
Aqualuna has a great location and solid bones as a building but it suffers from poor amenity placement limited usable outdoor features and a unit layout that doesn't serve all residents equally While the area around it is improving and holds promise for the future the current experience of living in the building leaves something to be desired. If you're considering Aqualuna keep in mind that this is a wait and see kind of neighborhood it might be worth it down the line but right now it’s just okay
