📍 Location: Still Dundas & Jarvis – Still Problematic

Although Ivy Condos is a step up from nearby buildings like Social Condos, it’s still situated in the troubled Dundas and Jarvis area. The neighbourhood is known for a high concentration of homelessness, loitering, and unpredictable activity — especially after dark. It is even closer to Seaton House (homeless shelter), many people say outside of the shelter to bed to get money. Walking alone at night here doesn’t feel safe, and the vibe of the area remains a major drawback for residents looking for peace of mind.


🏢 Building Features: Some Upsides, Some Misses

Ivy Condos is a newer building with a modern design and a few decent features. Some units have impressive views, which is arguably the building’s biggest selling point. The ceilings are unfinished concrete, which gives a raw, loft-like aesthetic — appealing to some, but not everyone’s taste. On the practical side, the building’s entrance is on a quieter side street, which makes it easier for Ubers and deliveries to pull up directly in front of the lobby — a small but appreciated convenience.


🧳 Who Lives Here: Mostly Renters

Like many buildings in this part of downtown, Ivy Condos has a highly transient population. The majority of units seem to be investor-owned and rented out to newcomers or short-term tenants. There’s not much of a community feel, and frequent turnover is the norm. The building is also not rent controlled, as it was completed after 2018 — which means prices can increase sharply year over year.


🔐 Safety & Security: Still an Issue

Despite the newer building, safety concerns persist. The surrounding area sees a lot of street activity, and it's not uncommon to encounter aggressive panhandling or unsettling encounters near the front entrance. Even though Ivy Condos has secured access, residents often note feeling uneasy outside the building itself — especially in the evenings.

Ivy Condos has some redeeming qualities — namely the views and ease of access — but the location and tenant mix bring the experience down. It’s a slight improvement over nearby options like Social Condos, but not by much. If you’re sensitive to the surrounding environment and value safety or long-term stability, this may not be the right fit.
