If you're looking to live in Toronto’s CityPlace, here's a breakdown of how the buildings compare based on layout, amenities, and overall experience. Over the years, CityPlace has evolved — what used to feel a bit removed from the rest of downtown is now a much more vibrant and livable community.
🏙️ Community Overview
CityPlace has always attracted a younger demographic, thanks to its condo pricing, central location, and proximity to the waterfront. It used to feel a bit isolated, but that’s changed with the opening of Loblaws at Bathurst & Fort York, various independent shops, cafes, restaurants right within the community and proximity to Rogers Centre. Plus, the newly completed The Well is just a short walk away, adding even more to the area’s appeal.
That said, traffic on Spadina can be brutal during rush hour, making it tough to get in or out of the area by car. If you're commuting, try to avoid peak times — it's much easier to navigate during off-hours.
🅰️ A-Tier: 11 Brunel Ct, 15 Brunel Ct / 15 Fort York Blvd
These buildings stand out for a more refined living experience:
-
11 Brunel Ct
Features a stunning Sky Lounge on the 27th floor. The pool and gym are both bright and spacious thanks to large windows. The gym includes dumbbells, kettlebells, and a good range of machines — more than enough for a solid workout. -
15 Brunel Ct / 15 Fort York Blvd
The higher-floor units are a highlight here, especially the two-storey loft-style layouts with 16-foot ceilings. Feels open and modern. The gym and pool also get lots of natural light. Amenities aren’t flashy, but still well-kept and functional. One-bedroom units here tend to be a bit larger than average, which is a plus.
🅱️ B-Tier: 85/75 Queens Wharf, 170 Fort York Blvd
These are good middle-of-the-pack choices.
-
You’ll get reasonable amenities and decent layouts, though nothing particularly standout.
-
Worth considering if you want to stay in CityPlace without the higher price tags of A-tier buildings.
-
Some of the balconies are close to the Gardiner, and that brings lots of dust which makes it just used for storage.
🅲️ C-Tier: 25 Capreol Ct, 8 Telegram Mews, 15/21 Iceboat Terrace
These buildings come with more compromises:
-
25 Capreol Ct
Sound insulation is poor — noise travels easily between units. Some residents also report issues with building quality and maintenance. -
8 Telegram Mews
Has a very heavy renter demographic, which can mean more turnover and less community feel. The building itself feels more basic overall. -
15/21 Iceboat Terrace
These towers have been in the news a few times for parties and resident recklessness — not ideal if you’re looking for a quieter or more professional environment.
Final Thoughts
CityPlace today is much more livable than it was a decade ago, and the location is hard to beat if you want to be near the waterfront, parks, and now walkable retail options like The Well. Just make sure you’re picking the right building — the differences in quality, unit layout, and community feel can be significant.
