Review for 270/260/250 Queens Quay West

Overall Rating: 7/10

Location: 9/10
The location is one of the best features of this building. It’s centrally located just south of the Rogers Centre, CN Tower, and Ripley’s Aquarium, with HTO Park and the waterfront boardwalk right nearby. In the summer, the area is lively with people walking along the boardwalk, and it’s only about a 15-minute walk to Union Station. There’s also a Rabba grocery store and a Swiss Chalet just downstairs, which adds to the convenience.

Unit Layouts: 6/10
The unit layouts are a bit unusual—many are shaped like parallelograms, which can make furniture placement challenging. However, the price per sqft is a major selling point at just over $700/sqft, well below what newer condos in the area are selling for.

Maintenance Fees: 8/10
Maintenance fees are under $1/sqft, which is quite reasonable. The building keeps fees low by offering fewer amenities, which is great for those who don’t need a lot of extras.

Amenities: 5/10
The gym is small, and the only other amenity is a rooftop BBQ/patio area that residents occasionally use. If you’re someone who doesn’t care much for amenities, this won’t be an issue.

Parking: 6/10
Parking is a bit unusual here—you don’t own your space but have the right to lease it. This setup might not appeal to everyone, but it’s something to keep in mind if you’re considering this building.

Views: 8/10
Many units enjoy stunning views of the water, especially the 01 and 02 units in 250 QQW, which offer direct south-facing views. These units are typically 1+1 layouts and are some of the nicest in the building.

Additional Notes:

  • 260 QQW includes WiFi in the maintenance fees, which is a nice perk (I’m not sure about the other buildings).

  • 250 QQW has slightly higher maintenance fees due to fewer units and lower floors.

Who Is This Building For?
This building is ideal for buyers who:

  • Want a larger space at an affordable price per sqft.

  • Don’t need many amenities or parking.

  • Value a central location with great views of the water.

While it’s not the most luxurious building, it offers excellent value for the price and location.
